Questions and Answers

How does a presale work?

Upon making a decision to purchase a residence at Flow, each future owner signs a non-binding reservation form reserving the residence location, price and options they desire. Once the presale requirement has been met, those prospective owners will then sign a binding sales agreement with a non-refundable deposit of ten (10%) of the purchase price.

If financing will be required, prospective purchasers will be asked to complete a residential loan application to be processed for approval. The developer has preferred lenders but obviously the buyer is free to choose the lender they want. The Thomas law firm has been engaged to handle the closings.

Once the developer has secured purchase agreements for 9 of the 12 residences, the construction loan will be closed with the developer’s lender.

Construction will begin on the townhomes, the purchasers will have made their selections, and we will excitedly await completion. The developer will execute a performance bond guaranteeing completion of the project.

When is construction scheduled to start and how long will it take to complete my residence?

Construction will start immediately upon achieving the required number of presales. Some work, such as foundation preparation, utilities etc., have already been done in with our first phase. Construction is expected to take ten (10) months.

What if I have a home to sell?

One of the advantages of buying preconstruction is that you have time to sell your home if needed. The marketing team of Wheeler and Wheeler has agreed to assist any purchasers who have a home to sell and will reduce the brokerage commission normally charged. Who is on the development team for Flow?

The developer is FOS Development led by Bill Bradshaw. Bill is a graduate of the University of South Carolina where he was a member of the Football team. He has been active in the Midlands real estate market for thirty years.

The General Contractor is Hill Construction, Ray Hill is president. Ray has been a licensed GC for over 20 years and his projects in Columbia include [NEED LIST].
